In my humble opinion prices look like the Titanic aiming toward the bottom.   However, the other side of the story is that homes are selling like hot cakes in the affordable price ranges where sales volumes are raging.  Affordability is nearing 50% in some communities.  Investors and first time buyers are out in force.  So LET’S MAKE A DEAL!

Banning Short Sales Movement Begins

Well, it’s just an idea at this time. However, in the public interest it is the best idea I’ve heard anyone come up with to deal with the ugly reality that short sales present to distressed owners, buyers, and Realtors. My complements to James Wexler for his article Ban All Short Sales.

Oceanside, CA has and abundance of short sales and the closing ratio is extremely low.

Days on Market Controversy

There has been some concern lately about realtors removing a listing from the MLS and re-entering it the next day to make it appear a home is a new listing to those who view it on line. This practice is against the rules of most Multiple listing services. But does it really make a difference?

I may be a bit contrarian on this issue. The practice may make it appear that the home is a new listing but does that really make a difference regarding the value of the home? I my opinion a home will sell based on location, condition and comparative pricing. After all is said and done if a realtor pulls the old “off the market and back on the next day” trick it doesn’t change the desirability or value of the home. What it really does it tick off all the other realtors in the area because the home in question gets a little extra and undeserved exposure as a new listing. And that is unfair to both realtors and sellers in the area.
