Banning Short Sales Movement Begins

Well, it’s just an idea at this time. However, in the public interest it is the best idea I’ve heard anyone come up with to deal with the ugly reality that short sales present to distressed owners, buyers, and Realtors. My complements to James Wexler for his article Ban All Short Sales.

Oceanside, CA has and abundance of short sales and the closing ratio is extremely low.

The Craziest Open House I Ever Had

I was holding open house on a listing in Oceanside CA one warm summer Sunday afternoon. The owners opted to stay at home that day. After getting all set up with signs and laying out material for potential buyers I asked the sellers to put the dog in the garage and we got under way.

The first set of lookie-lous came in and looked around the house as usual then went out in the back yard. The pit-bull came running around from the side yard and terrorized the poor people. They got away without being bitten but cursed me and the seller soundly for allowing that to happen. They also informed us they wouldn’t buy that house if it was the last one on earth.

Next set of buyers stopped by and looked around..dog in garage. I took them on a tour. We went into the master bedroom as I was telling them about some of the features of the home. As I was looking at them, and talking, I opened the door to the master bath. “And here’s the master bathroom”… I could tell by the look on their faces that something just wasn’t right. I looked in the bathroom and there sat the rather hairy Mr. Seller on the throne naked as a jaybird. I closed the door. “OK, so let’s check out the back yard now.”

Next came a Realtor lady with a big red hat and buyers in tow. She showed them around and asked a few questions. After they left I looked out the front window and noticed that she was in the front yard rubbing her legs. I went outside to ask her was something wrong. She informed me that there were fleas all over her legs and they were biting her. Rather than help her pick the fleas out of her pantyhose I recommended that she go into the bathroom and take them off. When she came out she told me she was seriously allergic to flea bites. Next thing I knew we were in the emergency room at the local hospital waiting anxiously for an antihistamine shot.

Sometimes open house can be boring…sometimes not.
